Why there is no region selector
Singapore does not require a state or province selector for this repayment formula. HDB flats, executive condominiums and private homes can have different eligibility, tenure, CPF and lending rules, but those are property and loan categories rather than geographic regions. This page therefore keeps one nationwide calculation and does not invent estate-level costs.
Important notice
This calculator provides a general, educational and non-binding estimate. It is not financial, credit, legal, tax, CPF or HDB advice, a personalised recommendation, an approval-in-principle, an HFE letter, a residential property fact sheet, an offer of credit or a guarantee of eligibility.
Your lender or HDB may use different dates, daily-interest methods, rounding, fees, assessment rates, income treatment and product conditions. Confirm the instalment, effective interest rate, fees and repayment schedule in the lender's documents before committing.
This calculator does not decide TDSR, MSR, LTV, CPF usage, HDB eligibility, Buyer’s Stamp Duty, Additional Buyer’s Stamp Duty, grants or cash downpayment requirements. Use the current official tools and obtain a lender or HDB assessment.
A home loan is secured against the property. Missed payments can lead to charges, credit consequences and enforcement against the home. Using CPF savings for housing can also affect retirement savings and the amount to be refunded to CPF when the property is sold.
What the result includes
Monthly repayment
See the scheduled payment and the first month’s split between interest and principal.
Full-term cost
See total interest, total mortgage repayments and the outstanding balance at the end of each year.
A second-rate scenario
Compare another constant annual rate without treating it as a SORA or bank-rate forecast.
Singapore affordability rules are not a simple repayment formula
MoneySense currently explains a 55% Total Debt Servicing Ratio for total monthly debt commitments and a 30% Mortgage Servicing Ratio for relevant HDB-flat and executive-condominium loans. A lender does not simply divide this page’s payment by the income you type: prescribed assessment rates, income treatment, other debts, property type, age, tenure and lender checks can change the result.
Loan-to-value limits also depend on the loan source, outstanding housing loans, tenure and borrower circumstances. HDB determines an HDB-loan amount through an HFE assessment, while banks apply MAS rules and their own credit criteria. For that reason, this calculator does not display a green “eligible” result or automatically apply a maximum loan percentage.
Rates, CPF and purchase costs
An HDB concessionary loan and a bank home loan are different products. Bank packages may use a fixed rate for an initial period and then switch to a floating rate linked to SORA or another rate set out in the package. This calculator holds the entered annual rate constant so the arithmetic remains inspectable. If your package changes rate, run the remaining balance and remaining term again using the new rate shown in your documents.
Monthly instalments may be paid with cash, eligible CPF Ordinary Account savings or a combination, but CPF withdrawal limits, remaining lease and retirement effects are personal. Buyer’s Stamp Duty, Additional Buyer’s Stamp Duty, legal fees, valuation, insurance, maintenance and renovation are also outside the mortgage formula. Check the applicable IRAS, CPF, HDB and lender figures instead of assuming a national average.
Numerical cross-checks
A public Singapore example using S$480,000 at 2.6% for 25 years gives S$2,177.61 per month; the same inputs produce S$2,177.61 here. The CPF calculator uses the same three core inputs—loan amount, annual interest rate and repayment period—for its monthly-instalment calculation.
For an independent competitor check, AI Property’s S$1,125,000, 3%, 25-year example displays S$5,335 per month and S$475,463 total interest. This calculator produces S$5,334.88 and S$475,463.18, which match at the competitor’s displayed precision. The 99.co and DBS tools were also reviewed for local terminology and result structure; no advertised rate or commercial recommendation is copied.

Frequently asked questions
Does this calculator determine how much I can borrow?
No. It calculates repayments for a loan amount you enter. HDB or a lender must assess income, debts, age, tenure, property and current regulatory requirements before deciding a loan amount.
Can I enter an HDB concessionary-loan rate?
Yes, if it is the rate stated in your current HDB or HFE information. The page does not prefill it because rates and personal eligibility should be confirmed from the official source.
Why can my bank show a different amount?
A bank may use daily interest, different payment dates, package changes, fees and rounding. Use the residential property fact sheet and formal repayment schedule for the contractual figures.
Are BSD and ABSD included?
No. Duties depend on the higher of price or market value and, for ABSD, buyer profile and property ownership. Use the current IRAS rules and calculators for your transaction.
