See every covered state and union territory and why no region selector is needed
The EMI formula is nationwide, so choosing a state or union territory would not change the repayment mathematics. States covered: Andhra Pradesh, Arunachal Pradesh, Assam, Bihar, Chhattisgarh, Goa, Gujarat, Haryana, Himachal Pradesh, Jharkhand, Karnataka, Kerala, Madhya Pradesh, Maharashtra, Manipur, Meghalaya, Mizoram, Nagaland, Odisha, Punjab, Rajasthan, Sikkim, Tamil Nadu, Telangana, Tripura, Uttar Pradesh, Uttarakhand and West Bengal. Union territories covered: Andaman and Nicobar Islands, Chandigarh, Dadra and Nagar Haveli and Daman and Diu, Delhi (NCT), Jammu and Kashmir, Ladakh, Lakshadweep and Puducherry. Stamp duty, registration, title and legal work, property tax and local charges can still vary by state, territory, locality, property and buyer. Those costs need transaction facts and are not invented here.
Important notice
This calculator provides a general, educational and non-binding estimate. It is not financial, credit, legal or tax advice, a loan approval or offer, a property valuation or a guarantee of any result.
A lender may use daily interest, actual disbursement and payment dates, rounding, floating-rate resets, fees and product-specific terms. Confirm the figures in the sanction letter, Key Facts Statement, loan agreement and official repayment schedule.
This calculator does not decide income or CIBIL eligibility, FOIR or another affordability ratio, LTV, down payment, tenure eligibility or approval. It excludes APR and charges not entered, insurance, stamp duty, registration, legal and tax costs, maintenance and under-construction pre-EMI.
A home loan is normally secured against the property. Rate increases can raise an EMI or extend tenure, and missed payments may cause charges, credit consequences and enforcement against the property.
What this EMI calculator shows
Monthly EMI
See the scheduled equated monthly instalment and the first month’s split between interest and principal.
Full-tenure cost
See total interest, total scheduled repayment and principal remaining at each year end.
Planning scenarios
Compare a second constant rate or illustrate extra principal payments without treating either result as a lender promise.
An EMI result is not loan eligibility
The formula answers one narrow question: what monthly reducing-balance payment would amortise the principal at the entered constant rate and tenure? It does not know your verified income, age, obligations, credit history or CIBIL information, property value, loan-to-value ratio, legal and technical checks or a lender’s credit policy. There is no safe universal FOIR, income multiple, down-payment percentage or maximum tenure that can be applied to every person and product.
Enter the sanctioned principal, rate and tenure from the lender when available. A comfortable-looking EMI does not mean the loan will be sanctioned, and a sanction does not mean the total property budget is affordable. Keep emergency savings, other debts and non-loan ownership costs in a separate household budget.
Use the complete lender rate, not the repo rate alone
A home-loan rate can include a benchmark and lender spread. Enter the full annual rate shown for your loan in the sanction letter, Key Facts Statement or loan agreement. Do not enter only the RBI repo rate, and do not assume that an advertised starting rate applies to your profile. This page deliberately has no prefilled “current” rate because borrower, product, lender and date can change the actual offer.
The RBI’s current directions for EMI-based personal loans require lenders to communicate the effect of a floating-rate reset and give borrowers choices involving a higher EMI, longer tenure or a combination, plus part or full prepayment subject to applicable instructions. The 2025 amendment says a lender may, at its option and under its board-approved policy, provide a switch to fixed rate at reset. It is therefore inaccurate to promise that every borrower must be offered a fixed-rate switch.
Compare the Key Facts Statement, APR and amortisation
RBI’s Key Facts Statement framework is intended to show the key loan facts in a standard form, including the annual percentage rate and an amortisation schedule for retail term loans. APR can reflect interest and applicable charges, so it is not interchangeable with the nominal annual interest rate used by this EMI formula. Compare the KFS, charges, reset terms, benchmark and spread, not only the lowest displayed EMI.
For floating-rate EMI loans, RBI directions also call for periodic statements showing principal and interest recovered, the EMI, the number of EMIs remaining and the annualised rate. Use those lender statements to update the calculator after a reset. The second-rate field is a scenario, not a prediction, and it holds the chosen rate constant for the full remaining term.
Pre-EMI, extra payments and property costs
A property under construction may be disbursed in stages. Interest charged on the amount already disbursed before regular full EMI begins is commonly described as pre-EMI. This calculator assumes the entire principal is outstanding from the start and regular principal-plus-interest EMI begins immediately, so it does not model progressive disbursement or pre-EMI dates.
The extra-payment illustration assumes every monthly extra amount immediately and permanently reduces principal, the normal EMI stays unchanged and no fee or limit applies. A lender may instead change EMI or tenure, use different dates or rounding, or impose contractual conditions. Confirm the current loan agreement and KFS before paying.
Stamp duty, registration, legal review, insurance, brokerage, tax, society or maintenance charges and local property costs are excluded. They can vary by state or union territory, locality, transaction value, buyer facts and property type. Known recurring costs can be entered separately, but obtain current official or professional figures for the actual purchase.
Numerical cross-checks
RBI’s published repayment-methodology example uses ₹10,00,000 at 15% for 120 months and states an EMI of ₹16,133.50, with ₹12,500.00 interest and ₹3,633.50 principal in the first instalment. This calculator returns the same figures.
HDFC’s ₹50 lakh, 20-year illustration displays ₹41,511 monthly and ₹49,62,727 total interest. Those figures correspond to 7.90%; this calculator returns ₹41,511.36 and ₹49,62,727.14 before whole-rupee display rounding. A separate public ₹50 lakh, 8.50%, 20-year example displays ₹43,391 EMI and ₹54,13,879 interest; this calculator returns ₹43,391.16 and ₹54,13,878.80.

Frequently asked questions
Does this calculator tell me whether I qualify?
No. It calculates repayment for figures you enter. Income, credit history, other obligations, LTV, property checks, borrower age, tenure limits and approval depend on the lender and product.
Why is there no state selector?
The monthly reducing-balance EMI formula is the same nationwide. State, union-territory and local rules can change stamp duty, registration, legal process and property costs, but not the formula for the same principal, annual rate and tenure.
Should I enter the RBI repo rate?
No. Enter the full annual interest rate stated for your loan. The repo rate or another benchmark can be only one component; lender spread and product terms determine the contracted rate.
Will my floating-rate EMI remain the same?
Not necessarily. A reset can change EMI, tenure or both. Use lender notices and statements for the current terms, and use the second-rate field only to explore a constant-rate scenario.
Are stamp duty, registration and pre-EMI included?
No. Purchase charges require location and transaction facts, while pre-EMI requires actual staged disbursements and dates. Obtain current figures for the specific property and lender.
