Calculate your monthly repayment

The calculation runs only in your browser. Your figures are not sent or saved.

1. Mortgage details
HK$Enter the amount borrowed or current outstanding principal, not the property price.
% p.a.Use the rate in your bank quote, facility letter or Key Facts Statement. Do not copy an advertised rate from another mortgage.
yearsEnter the approved or remaining term. This calculator does not decide your eligible tenure.
HK$/monthOptionally add costs you already know, such as management fees. They remain separate from the mortgage payment.
2. Optional rate comparison
% p.a.Compare the same principal and term at another constant rate. This is not a Prime or HIBOR forecast.

The principal-and-interest formula is territory-wide, so a district selector would not change the calculation. Coverage includes Central and Western, Eastern, Southern, Wan Chai, Kowloon City, Kwun Tong, Sham Shui Po, Wong Tai Sin, Yau Tsim Mong, Islands, Kwai Tsing, North, Sai Kung, Sha Tin, Tai Po, Tsuen Wan, Tuen Mun and Yuen Long. District, estate, property type and building age can affect valuation, approval and transaction costs, but not this repayment formula.

Important notice

This calculator provides a general, educational and non-binding estimate. It is not financial, credit, legal or tax advice, a mortgage approval, a credit offer, a valuation, a Mortgage Insurance Programme eligibility decision or a guarantee of any outcome.

A bank may use daily interest, different payment dates, rounding, floating-rate benchmarks, rate caps, fees and product terms. Before buying or refinancing, confirm the contractual figures in the bank's facility letter, Key Facts Statement and formal repayment schedule.

This calculator does not decide LTV, DSR, maximum borrowing, Mortgage Insurance Programme eligibility or premium. It also excludes ad valorem stamp duty, legal fees, agency commission, valuation shortfalls, management fees and other transaction costs.

A mortgage is secured against the property. Higher rates can increase floating-rate repayments, while missed payments may cause charges, credit consequences and enforcement against the property.

What the result includes

Monthly repayment

Full-term cost

See total interest, total mortgage repayments and the outstanding principal at the end of each year.

A second-rate scenario

Compare another constant rate for the same principal and term without treating it as a forecast.

The same repayment does not guarantee the same loan approval

The Hong Kong Monetary Authority’s current general prudential caps are a 70% loan-to-value ratio and a 50% debt-servicing ratio for relevant transactions with a provisional sale and purchase agreement signed on or after 16 October 2024. These are regulatory ceilings, not a promised personal limit. A bank still considers verified income, other debts, credit history, age, tenure, valuation and its own credit policy.

The HKMC Insurance Limited Mortgage Insurance Programme can support a higher LTV in qualifying cases, but property value, loan caps, property use, ownership of other Hong Kong residential property, income type and premium conditions matter. This calculator does not label a borrower eligible from property price alone and does not automatically add mortgage insurance.

Which mortgage rate should you enter?

Hong Kong bank mortgages may be linked to Prime or HIBOR, fixed for a period, or structured in stages. A package may also have a rate cap, cash rebate and later repricing terms. Enter the annual rate offered for your case and shown in the quote, facility letter or Key Facts Statement. An advertised “as low as” rate, another borrower’s rate or a past market rate may not apply to you.

To keep the arithmetic inspectable, this page holds the entered rate constant for the full term. If a loan is fixed initially and then becomes floating, use the fixed rate to understand the initial payment, then recalculate at repricing with the outstanding principal, remaining term and new contractual rate. The second-rate field is a sensitivity check, not a HIBOR or Prime prediction.

Stamp duty and purchase costs are excluded

Ad valorem stamp duty depends on current law, the consideration or market value and the transaction date, and rates can change. Special Stamp Duty, Buyer’s Stamp Duty and New Residential Stamp Duty were abolished from 28 February 2024, but that does not mean a purchase has no ad valorem stamp duty. This calculator deliberately avoids presenting a potentially stale duty figure; check the current Inland Revenue Department material or ask the conveyancing solicitor.

Legal fees, agency commission, valuation shortfalls, mortgage-insurance premiums, fire insurance, management fees, rates, Government rent, repairs and renovation also sit outside the principal-and-interest formula. You can add known recurring costs to the optional monthly housing-cost field, but one-off costs should remain a separate cash budget.

Numerical cross-checks

For HK$4,000,000 at 3.5% for 30 years, this calculator returns HK$17,961.79 per month. A public Hong Kong home-loan example using the same inputs displays approximately HK$17,962, which matches at its displayed precision.

A second check uses HSBC’s residential mortgage Key Facts Statement example: HK$3,000,000 at 2.25% for 30 years. This page returns HK$11,467.38 and the document displays HK$11,467, matching at whole-dollar precision. Hang Seng’s current repayment calculator likewise uses loan amount, tenure and annual rate as its core inputs. A contractual schedule can still differ slightly because a bank may calculate daily interest and use actual payment dates.

Frequently asked questions

Does this result mean I can borrow this amount?

No. The page only calculates repayments for the amount you enter. A bank decides approval after considering income, debts, valuation, tenure, credit history, regulatory requirements and its own policy.

Why is there no district selector?

The repayment formula is the same across Hong Kong. District and property characteristics may affect valuation, eligibility and transaction costs, but not the mathematical payment for the same principal, rate and term.

Should I enter HIBOR or Prime?

Do not enter the benchmark alone. Enter the actual mortgage annual rate shown by the bank after the applicable spread and cap arrangement. If the package reprices, use the second-rate field to compare scenarios.

Why can my bank show a different payment?

A bank may use daily interest and actual drawdown dates, payment dates, rounding, floating-rate repricing, caps and fees. Treat the facility letter, Key Facts Statement and formal repayment schedule as contractual.

Are stamp duty and mortgage insurance included?

No. Both depend on transaction and eligibility facts beyond a simple repayment formula. The page links to current official sources instead of presenting a misleading amount or eligibility result from incomplete information.
